Maintenance Supervisor – Heartwood Community

About the role

The Maintenance Supervisor ensures that the Heartwood community at Lockwood Glen meets Greystar’s standards for cleanliness, safety, and overall functionality. This role blends hands‑on technical work with supervision of staff, vendors, and contractors to keep the property operating smoothly.

Key responsibilities

• Assist and complete work orders generated from resident requests and routine upkeep, diagnosing defects and performing repairs in line with policies, safety standards, and code requirements.
• Oversee the “make‑ready” process for vacant units, including pre‑move‑out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
• Develop and enforce standards for the cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, signage, leasing office, garbage areas, parking lots, and other common areas.
• Periodically inspect work performed by service team members and contractors to assess effectiveness, ensure compliance with quality standards, and implement corrective actions as needed.
• Maintain an adequate inventory of spare parts and maintenance materials, coordinating with the Community Manager to order supplies while staying within budgetary guidelines.

Required profile

• Proven experience performing technical and mechanical maintenance in a residential or commercial property setting.
• Ability to supervise staff, manage vendor relationships, and coordinate multiple maintenance projects simultaneously.
• Strong knowledge of safety protocols, building codes, and Greystar’s operational standards.
• Organizational skills to develop standards, conduct inspections, and maintain accurate inventory records.
